Old Attic Ducts in Sacramento Ranch Houses
Updated 2026-10 · Sacramento, CA

Ducts that were an afterthought
Much of Sacramento's single-storey housing, from the Pocket and Greenhaven to Arden-Arcade, Carmichael and the older streets of Rancho Cordova, was built before central air was standard. When systems were added, the ducts went where they could: across the ceiling joists of a low attic, often flexible duct, sometimes with long runs to the far bedrooms. Decades later many of those runs are sagging, crushed, kinked or disconnected at a register boot.
Why the attic makes it worse here
On a summer afternoon a Sacramento attic can run far hotter than the 100-plus degrees outside. Every leak in a supply duct dumps cooled air into that attic; every leak in a return duct pulls superheated attic air into the system. A duct system with a large share of leakage can make a perfectly sized air conditioner seem too small.
What a duct leakage test shows
A technician or HERS rater seals the registers, pressurises the duct system with a calibrated fan, and measures how much air escapes. The result is a number, which is more useful than any amount of looking. Under Title 24, a system replacement in this climate usually has to pass a leakage test, so the test will happen at replacement anyway; doing it before you choose a new system tells you whether the ducts are part of the problem.
Look in the attic too, if it is safe to do so, on a cool morning. Disconnected duct ends, flattened flex where someone walked on it, and runs lying in a tangle are visible from the hatch.
Sealing, repair, or replacement
- Sealing joints and boots with mastic: the cheapest improvement when the ducts are basically sound.
- Replacing crushed or disconnected sections: often the fix for one hot room.
- Replacing the duct system: when it is old, poorly insulated and leaking throughout, usually done alongside a new system.
- Ductless units for one or two rooms: when a duct run to the far end simply cannot be made to work.
Bigger is not the answer
The instinct with a hot back bedroom is a larger air conditioner. In a house with leaky attic ducts, a bigger unit pushes more air into the same leaks, short-cycles, and leaves the room hot. Fix the distribution first, then size the equipment to the house.
Got a room that never cools? Call or send a request and a local heating and air company will call you to look at the ducts as well as the equipment.

Common questions
How do I know if my ducts leak?
Hot or weak rooms, dust from registers, high bills and an attic full of sagging flex duct are signs. A duct leakage test gives you the actual figure.
Is duct tape good for sealing ducts?
Ordinary cloth duct tape fails in attic heat. Mastic and tapes rated for duct sealing are what the trade uses.
Do I need a permit to replace ducts?
Often yes, depending on how much duct is replaced, and it can trigger Title 24 testing. Check with the building department for your address.
